Lock-Off Suites & Secondary Suites in Townhomes

Lock-Off Suites & Secondary Suites in Townhomes

Big Changes Are Coming to Housing in Langley Township—and They're Designed to Help

For years, secondary suites were only permitted in detached homes across Langley Township. But as of May 2025, that’s changing. Council has now directed staff to draft a new bylaw that will open the doors to lock-off apartments and secondary suites inside townhomes—a long-overdue shift that better reflects the diverse housing needs of our growing community.

So, what does this mean?

🛏️ What Is a Lock-Off Suite?

A lock-off suite is essentially a secondary suite within an apartment unit. It has its own entrance, kitchen, bathroom, and closet, but cannot be sold separately from the primary condo. Think of it as a self-contained mini studio—a great fit for aging parents, adult children, or rental income.

Minimum requirements proposed include:

Minimum 4m by 4m layout

Private kitchen (sink, fridge, heat source)

At least 3.7 square metres of closet space

🏡 Secondary Suites in Townhomes

Previously limited to detached homes, townhouses will now be eligible for secondary suites. This is a big win for multigenerational families and investors alike. It increases livable space and improves affordability in one of the most competitive markets in BC.

💸 Why It Matters

Whether you're a homeowner looking to offset your mortgage or a buyer considering long-term rental potential, these changes offer more flexibility, more affordability, and more opportunity.

I’ve helped many families make strategic moves based on local bylaw updates—remember, what your home can be used for often impacts what it’s worth.
